An emerging leader in the construction design/build industry, headquartered in Cumming, GA, has an immediate need for an experienced commercial Project Manager / Estimator.

JOB DESCRIPTION

PM Skills - Responsible for the direction and performance of all field operations on assigned projects to ensure the work is performed in accordance with project objectives and requirements.
Estimator Skills - Provides cost estimates for new construction and renovations. Prepares construction budgets, estimates material quantities and costs, obtain bids from vendors and subcontractors, assist in cost negotiation.

• Material Control
• Field-Based Procurements
• Labor Relations – Subcontractors
• Accurate & Timely Reporting of Project Status
• EAC & ETC Reports
• Assist in Completion of AIA, G701, G702, Lien Waivers & Release

This position will also manage, monitor, and control the field project organization and its functions from commencement of the preparation phase through completion of the construction phase of projects throughout Georgia.

Projects will be executed through a combination of direct hired forces and subcontractors, possibly merit shop and/or union. Responsible for implementation of an effective overall safety program.

Financial responsibility for profit and loss for the construction portion of the project.
Position will be headquartered in the Cumming office.

PROJECT MANAGER DUTIES & RESPONSIBILITIES INCLUDE:
Implement and maintain an effective construction safety and security program.
Implement and maintain effective management, planning, and cost control systems.
Advise management of developments that may affect project profit, costs, schedules, and client relations immediately.
Review and approve master Project schedule and all updates. Maintain historical information.
Identify, evaluate, and communicate risk that may have an impact on the project.
Maintain effective contingency plans for potential problems concerning labor activity, fire, storms, etc.
Responsible for working with Project Director to obtain all required licenses and permits for construction.
Develop and/or review and approve construction operation plans.
Implement and maintain an effective quality control process.
Knowledgeable of Contract terms and conditions and Subcontract terms and conditions.
Administer contracts in accordance with policies and procedures for the maximum benefit of the company.
Determine construction staffing requirements in cooperation with management.
Provide support and guidance for the personal and professional development of project personnel.
Establish and maintain communications to ensure accurate and timely flow of information.
Work with Project Director to approve and issue monthly status reports to keep management informed on construction progress, direct and indirect construction costs and forecasts and other activities that are a part of the work.
Participate in business development activities and promote productive client relationships.
Responsible to ensure EAC Reports are properly reviewed with project team prior to submittal to Controller.
Prepare and publish the project completion report including the evaluation of all subcontractors.

REQUIRED QUALIFICATIONS
Demonstrated success in Construction Project Management and Estimating.
Minimum 3 years experience in commercial construction estimating .
Familiarity with local material price & building suppliers.
Knowledge of applicable building codes & regulations.
Excellent organizational skills and attention to detail.
Blueprint Reading and good Computer Skills A MUST!
Ability to listen to client needs and communicate those needs to the project team.
Ability to recognize risk elements of projects.
Computer skills with Microsoft Office products and corporate standards.
Background in Architecture a PLUS!
Must have strong organizational, communication and interpersonal skills, and must be able to work independently, as well as within a team.
College degree: Engineering, Construction or Project Management - or - equivalent experience.
