Job Category – Maintenance Job Type – Full Time Job Status – Non-Exempt Travel – None Job Detail: Position Purpose • Entry-level position, performing maintenance and repairs on equipment and accessories as required for the cost effective and efficient operation of this Condominium Community. Major Tasks, Responsibilities and Key Accountabilities • Provides excellent customer service to Condominium home owners and staff. • Reports to Senior Maintenance Technician and Property Manager. • Responsible for the care and upkeep of buildings and grounds for the community. • Reads the meters monthly for individual homeowner billing. • Reviews work orders, orders materials and completes work in a professional manner utilizing the skills of the trade. • Checks all equipment for proper working conditions & reports any damage or malfunction to Supervisor. • Oversees progress of outside contractors and vendors. • Completes minor repairs, ie: lighting, grounds, cleaning, plumbing, electrical, drywall, landscape, pool, locks, painting, signage, roofing. • Maintains work area, returns tools to proper location & reports any missing equipment to supervisor. • Will be required to perform emergency duties on a call-out basis on nights and weekends. • Must be able to work as a team player, as well as demonstrate initiative. • Other duties as assigned by Supervisor, Board or Property Manager. Environmental Job Requirements • Majority of work is done outside during work hours. • Must meet reasonable deadlines. • Demands focus, experience and knowledge. • May be involved in mildly difficult situations. • Some distractions due to occasional exposure to noise, dust, odors, heat, cold, heavy loads/lifting, etc. Minimum Qualifications • Knowledge of hand and power tools and equipment used to perform repairs and maintenance. • Must be eighteen years of age or older. • Must pass the Drug Test and Background Check. • Must be responsible, honest and reliable, and must be able to work a flexible schedule. • Must stay calm in an emergency. • Must have good verbal communication and customer service skills. • Must understand safe working practices as well as health and safety regulations. • Must be flexible and enjoy a varied routine as days can rarely be planned. • Must be reasonably fit; expect to be active for most of the working day. • Must have reliable transportation to and from work, and must be available to respond to emergency calls promptly. Experience Required • Five years of relevant verifiable work experience preferred.
