The Property Manager directs and coordinates overall management for the building. Primary duties include building operations, customer service and financial/budget reporting.

ESSENTIAL DUTIES AND RESPONSIBILITIES: include the following. Other duties may be assigned.

50% BUILDING OPERATIONS MANAGEMENT

"Responds to building customers' service requests and complaints via telephone and face-to-face interaction with customers.
"Conducts property inspections, prepares corrective action reports.
"Reviews customer requests for service to ascertain cause for service request, type of malfunction, and other necessary customer information and details. Analyzing reports for root cause or trends to identify resource focus.
"Develops and maintains customer relationships by reviewing and upgrading status of work orders as needed and ensuring their satisfactory completion; provides orientation to showrooms personnel who are new to the building.
"Contracts for and administers service contracts as approved by Vice President.
"Makes recommendations to senior management regarding service-level and cost-saving improvements.
"Supervises and trains Customer Service Representative for the building
"Works cooperatively with VP, Senior Chief Engineer, Chief Engineer, Housekeeping Director and Security Director to deliver the highest level of service possible. Additionally, will coordinate use of facility with Marketing, Convention Center Sales, Tradeshow Operations, Food Service vendors and other departments as needed.

30% CUSTOMER SERVICE

"Monitors employee activities to be sure that all are delivering a consistent level of service to the customers (Tenants, Guests, Other Employees and Buyers).
"Monitors response levels to customer requests and takes corrective action to ensure efficient and timely follow up and follow through occurs on each request.
"Oversees compliance with Building Rules and Regulations via interactions through awareness training and on-going interactions to avoid non-compliance which might result in Fire or Building hazards.

20% FINANCIAL REPORTING/BUDGET MANAGEMENT

"Competitively bids repair work and service contracts.
"Administers payment of department invoices in conjunction with Chief Engineer.
"Prepares annual operations budget and budget re-forecasts with Chief Engineer.
